Bring your vision to life before the first nail is hammered. 3D renderings offer realistic, detailed visuals of your space—perfect for visualizing finishes, layouts, and how everything comes together. Ideal for both clients and contractors to stay aligned throughout the process.

While floor plans show the layout from above, elevations give you a front-facing view—capturing the vertical details that bring cabinetry, built-ins, and full wall designs to life. Elevations are essential for kitchens, bathrooms, closets, and any space that requires precise detailing and finish placement.

Deliverables:

  • Scaled elevation drawings of key walls (e.g., kitchen cabinetry, closet systems, vanities, fireplaces, etc.)

  • Noted dimensions for cabinet sizes, shelving, appliances, and other fixed elements

  • Finish/material placement and labeling

  • Coordination-ready drawings for your contractor

PLUMBING & ELECTRICAL PLANS

Have you ever walked into a room and found the only outlet hidden behind the door you just opened? Or realized too late that your kitchen could use a few more outlets—maybe even one on the island? Maybe the sink is too far from your cooktop, making filling pots and clean up inconvenient? These are the kinds functional details that are often overlooked during construction that are arguably the most important. While your contractor will follow code, they may not be thinking through how you’ll actually live in the space. That’s where intentional design comes in.

Deliverables:

  • Electrical plans (lighting, outlet, and switch placement)

  • Plumbing fixture layout

  • Fixture key with notes

  • Coordination guidance for contractors

  • Suggestions on which bulbs and wattage are ideal for the space 

SPACE PLANNING

Some spaces are more challenging than they seem—like a long, narrow living room or an office with a curved bay window. Before investing in furniture or built-ins, it’s important to make sure everything flows just right. Space planning helps avoid awkward layouts and costly mistakes by mapping out how the room will actually function. Whether furnishing from scratch or incorporating elements like benches or built-ins, the goal is always a layout that feels intentional, balanced, and beautifully livable.

Deliverables:

  • Birdseye 2D layouts (multiple variations if the space allows)

  • Furniture placement & traffic flow diagrams

  • Final plan for preferred layout

  • Dimensions to show distance between objects

FINISH & MATERIAL SELECTION

From cabinetry and countertops to tile and hardware, every detail is thoughtfully curated to create a cohesive and elevated palette. You’ll start by filling out a short questionnaire about your style, budget, and preferred color direction—and from there, I’ll pull together a tailored selection package that blends form, function, and beauty. Revisions are always welcome to make sure it feels just right.

Deliverables:

  • Digital finish board (with images, specs, and sources)

  • Procurement links (retail or trade where available)

  • Design advice and feedback ​

PRICE NEGOTIATION & VALUE ENGINEERING

Sometimes the quote just doesn’t sit right—and more often than not, it shouldn’t. With years of hands-on experience managing contractors and sourcing materials, I know when something’s overpriced—and how to find a better deal. Whether it’s negotiating a lower rate from your contractor, sourcing identical cabinets for less, or finding a marble lookalike that saves thousands, I’ll step in and help reduce your costs.
